The number one question I ask sellers when I'm negotiating with them is why are you not selling this house on the market or why haven't you sold this through a real estate agent? I actually try and push sellers away because my creative finance strategy honestly is not a good fit for everybody. I don't compete with real estate agents. I find the people that real estate agents cannot help. My second question is what's kept you from selling the house? Third question is why am I here? What can I do to help you? And fourth question is catch me up to speed on the process you've gone through so far and what do we need to do next? My fifth question is how would you solve this problem or how would you get rid of this house? Wave a magic wand and tell me exactly what the outcome is in 30 days. I do all of that before we even talk price, before we talk about close of escrow, before we talk about anything else. Those are my top five favorite questions.

Negotiation ALWAYS starts with questions. Ask the right ones and you're guaranteed to win.
Here are the 5 I ask every seller, before we talk price, close of escrow, or anything else:
1. Why aren't you selling this on the market? Why haven't you listed it with an agent?
I'm actually trying to push them away here. Creative finance isn't a fit for everybody, and I don't compete with agents. I find the people agents can't help.
2. What's kept you from selling the house?
Now I'm finding the real obstacle. There's always one.
3. Why am I here, and what can I do to help you?
This flips the whole frame. I'm not a buyer circling a deal. I'm showing them I care and will help to solve the problem.
4. Catch me up on the process you've been through and what do we need to do next?
Their story tells me everything about where the pressure is.
5. How would YOU solve this? What does the perfect outcome look like in 30 days?
Let them hand you the answer.
Notice what's NOT on this list: price. Get the story first and really understand the seller. Questions are where the deals are truly closed.
